Assist the department managers to organize and manage the daily work of the technical team, and ensure the safe, reliable, effective and efficient operation of the E&M system of the mall through team cooperation.

According to the current laws, regulations, policies and company strategies, and referring to the best practices in the industry, effectively, legally and economically implement the company's property standards, including operation, maintenance and improvement.

As the E&M system-in-charge, participate in the design and renovation decisions of buildings and the E&M system.
作为机电系统负责人，参与建筑物和机电系统的设计和改造决策；
As the project-in-charge, organize, coordinate and manage to ensure the delivery of results handed over.
作为项目负责人，组织、协调和管理具体的工程项目，确保成果的交付；
Cooperate with EHS management department staff and contractors in their work and construction safety works to ensure zero accidents and injuries.
配合EHS管理部门员工和承包商做好工作和施工安全工作，确保零事故零伤害。
Major Tasks & Activities:
主要工作：
Participate in project design discussions, provide technical and engineering, operational opinions, etc., and review planning and design, design drawings at each stage, technical disclosure, and construction drawings development.
参与项目设计讨论提供技术与工程、运营意见等，审核规划设计、各阶段设计图纸、技术交底、施工深化图纸；
Assist in the formulation of the project E&M handover checklist and corresponding forms, reviewing and consolidating reports.
协助制定项目机电验收流程计划、相应表格、报告审核及汇总；
Guide / lead the team to inspect all duct shafts, conduit and equipment before the project is opened, and review and consolidate reports for the defects.
指导/带领团队在项目开业前对所有管井、管线、设备进行查核，汇报缺陷情况；
Guide / lead the team to supervise the T&C and trial operation of equipment and systems and provide defects reports.
指导/带领团队监察设备和系统的调试和试运行，汇报缺陷情况；
Guide / lead the team to inspect the ductwork, conduit and equipment of the tenant’s area before handover, check whether they are consistent with the tenancy drawings, and report the defects and inconsistencies status.
指导/带领团队对未移交的租区的管线、设备进行检查，核对是否与租赁图纸一致，汇报缺陷及不一致情况；
Review and formulate the defect list and elimination report and assist the project department in promoting the construction unit to complete the rectification on time in good quality and quantity.
审核制定缺陷清单和消项报告，协助项目部推动施工单位按时保质保量地完成整改；
Guide / lead the team to follow up and monitor the defects of rectification and review the elimination report.
指导/带领团队跟进和监察缺陷整改情况，审核消项报告；
Guide / lead the team to schedule and design the renovation of the tenant area/public area/back-of-house area, coordinate the detailed design drawings development, and technical disclosure.
指导/带领团队对租区/公区/后勤区的改造规划设计，协调深化图纸制作，技术交底；
Guide/lead the team to conduct feasibility studies on the renovation of the tenant area/public area/ back-of-house area, and provide proposals, and feasibility studies report.
指导/带领团队对租区/公区/后勤区的改造可行性调研，提供方案，调研报吿；
Guide / lead the team to prepare tender documents, tender procedures, construction supervision, organization of handover inspection, completion and payment process for the renovation of the lease/public/ back-of-house area etc.
指导/带领团队对租区/公区/后勤区的改造进行招标文件制作、招标程序、施工监督、组织验收、完工和付款流程；
Coordinate and assist the portfolio department and tenants in dealing with technical problems, renovation design research, comments review and consolidation, etc.
对接及协助物业营运部与租户对技术问题处理及改造方案调研，复核审阅意见及汇总等；
Guide / lead the team to carry out design and construction meetings with tenants and their teams, review the renovation and fit-out drawings submitted by tenants, and provide comments to tenants on time.
指导/带领团队与租户及其团队举行设计和施工会议，对租户提交改造、二装图纸进行审核，依时提供审核意见反馈给租户；
Guide / lead the team to carry out site handover, water and electricity outage, daily construction supervision, concealed work inspection, equipment testing, system testing & commissioning, handover inspection, pre-opening inspection, etc., and coordinate and summarize relevant reports.
指导/带领团队对租区二装或改造工程进行场地移交、通停水电、日常施工监察、隐敝检查、设备测试、系统调试、竣工验收、开业前检查等，并统筹和汇总相关报告；
Guide / lead the team to inspect and supervise the progress of the tenant's construction site and standardize the construction, etc.
指导/带领团队巡查及监管租户施工现场进度与规范施工等；
Assist the technical managers in arranging the diversion of HVAC work, assist in the preparation of job duties of operation staff, and monitor and track the work details of senior engineers, engineers, assistant engineers, senior technical supervisors, and technical supervisors in the department.
协助工程经理安排暖通工作分流处理，协助制作运营人员编制工作职责明细，监控跟踪部门高级工程师、工程师、助理工程师、高级工程主管、工程主管等工作细项；
Assist in the preparation of staff training content and design the time programme.
协助员工培训内容编写及时间计划。
Skills, Qualifications and Experience Requirements:
职位要求：
Bachelor's degree or above, major in Electrical and Mechanical Engineering, HVAC or Building Environment and Construction Equipment Engineering, etc.
本科或以上学历，毕业于机电工程、暖通空调或建筑环境与建筑设备工程等相关专业；
Have more than 8 years of relevant work experience and at least 3 years of management-level work experience.
具有8 年以上相关工作经验和至少3年的管理级工作经验；
Have solid professional knowledge and be familiar with the relevant engineering and technical specifications of the country and Sanya.
具备扎实的专业知识，熟悉国家和三亚市相关工程技术规范；
Good communication and cooperation skills, good at oral and written English.
良好的沟通和合作能力，良好的英语口语和书面表达能力；
Proficient in the use of office software and professional design software such as AutoCAD, MS Word, Excel, PowerPoint, etc.
熟练使用办公软件和专业设计软件，如 AutoCAD、MS word、Excel、PowerPoint 等相关软件。
